The principles of Production Framing have been building quality homes throughout the Sacramento area for over two decades. Founded on the simple concepts of hard work, honesty, diligence and a pride of craftsmanship not often seen in today’s building industry. Production Framing is one of the largest single-family residential framing contractors in the Sacramento area. We continue to set the standard on how our industry is measured.


  • Ray Ferrarini

    Chief Executive Officer

    Ray Ferrarini is a seasoned management professional who excels in establishing excellent working relationships with customers, team members, vendors, jurisdictional authorities and other Trade Partners. Ray has built an outstanding reputation through over 30 years of well-rounded experience in the residential construction industry.

    Ray has worked in an executive role for several large regional and national home builders since 1993 – Centex Homes, John Laing Homes, Shea Homes and his last position was as Vice President of Beazer Homes in Northern California.

    Ray joined Production Framing Inc. in 2021 as General Manager. Ray continues to be dedicated to continuous process improvement in the face of rapidly evolving and changing markets. Ray is extremely results-oriented and initiative-taking in finding cost-effective solutions to company-wide problems. Ray is a motivated and well-rounded professional that is highly effective at finding the best methods possible necessary to achieve exceptional results and successful projects.

     Ray has served on the Board of Directors and the Trade Builder Alliance for the North State Building Industry Association and is a dedicated supporter of Sacramento HomeAid and the Koinonia Family Services organization.

  • Alfredo Olloqui

    Construction Manager

    Alfredo Olloqui is a seasoned Construction Manager for Production Framing, Inc. bringing nearly 30 years of industry expertise to the role. Throughout his extensive career, Alfredo has successfully managed and completed a wide range of tasks and responsibilities across the home building industry, collaborating with various Home Builders and General Contractors.

    Alfredo has gained valuable knowledge of best industry practices in quality control, safety, and management. Alfredo is proud of the trust his colleagues and teams have placed in his leadership over the years. His focus remains on leveraging this vast experience to deliver exceptional results and contribute to the company’s success.

  • Cassidy Haas

    Construction Manager

    With over 30 years in the construction industry, Cassidy Haas has built a well-rounded career at Production Framing by working his way through the ranks and gaining experience in multiple facets of the business. Cassidy’s path into constriction management was shaped by years spent in the field and in leadership roles, including serving as Quality Control Manager, an experience that sharpened attention to detail and reinforced a strong commitment to delivering high-quality work.

    Throughout Cassidy’s career, there has been extensive involvement in commercial, residential, and multi-family construction, developing a deep understanding of both the technical and operational sides of building. Cassidy’s background combines hands-on field knowledge with management experience working alongside builders, general contractors, and project teams to ensure projects are executed efficiently and to the highest standards.

    As Construction Manager, Cassidy focuses on upholding Production Framing’s reputation for quality, reliability, and strong partnerships. Cassidy takes pride in delivering consistent results, supporting field teams, and ensuring every project reflects the craftsmanship and standards clients expect.

  • Concepcion DiMaggio

    Assistant Controller

    Concepcion DiMaggio serves as the Assistant Controller at Production Framing, Inc. She is an accounting professional with extensive experience in construction payroll and financial operations, having held positions ranging from Accounting Manager to Payroll Manager. She holds a Bachelor in Mathematics with a minor in Statistics from the University of California, Santa Cruz.

    In her role, Concepcion oversees accounting, payroll, and human resources functions, including payroll tax compliance, benefits and retirement plan administration, and financial reporting. She manages the company’s workers’ compensation and auto insurance programs, serves as a key backup to the Controller, and has supported purchasing operations as a backup when needed. Known for her collaborative leadership style and passion for continuous learning, Concepcion continues to play a critical role in guiding the company through its successful transition to becoming 100% employee-owned.

  • Jose Ramirez

    Jose Ramirez is the Wall Plant Manager at Production Framing Inc, bringing over 20 years of experience in the construction industry, including 15 years at Production Framing Inc. Jose began his career in construction at a very young age, developing a strong foundation in the trade that has shaped his practical, detail-oriented approach to leadership. Over the course of his career, Jose has built extensive knowledge of the Pre-Manufactured construction industry and has become a trusted leader within Production Framing Inc.

    In his role as Wall Plant Manager, Jose is responsible for overseeing production flow, interpreting construction plans, coordinating schedules, and managing projects from planning through execution. His hands-on experience, combined with strong organizational and project management skills, allows him to ensure efficiency, quality, and consistency across all operations. Jose is committed to supporting project teams and delivering reliable Prefabricated framing solutions that meet the demands of residential home building.

  • Julio Gutierrez

    Manager of Design and Manufacturing

    With over 20 years of experience in the construction industry, Julio Gutierrez is a cornerstone of the Production Framing leadership team. Throughout his 13-year tenure with the company, Julio has been instrumental in expanding its technical capabilities and service offerings.

    Julio played a key role in the establishment of the California Wall Components division, where he continues to manage all design and wall manufacturing services. Under his dedicated leadership, the division has evolved into a best-in-class operation, known for its precision and reliability.

    Driven by a lifelong passion for quality, Julio combines deep industry expertise with a commitment to innovation. His focus ensures that every project delivered by California Wall Components meets the highest standards of excellence, solidifying Production Framing’s reputation as an industry leader.

  • Karina Beliso

    Payroll Manager

    Karina Beliso is a seasoned Human Resources and Payroll leader with over 15 years of progressive experience across HR operations, benefits administration, leave management, risk, and multi-state payroll. Currently serving as the Payroll Manager at Production Framing, Inc., Karina oversees end-to-end payroll processing ensuring payroll accuracy, auditing time records, overseeing wage and benefit deductions, and supporting regulatory compliance within a fast-paced construction environment.

    Known for her intuitive, detail-oriented approach, Karina combines strong analytical skills with exceptional interpersonal communication to deliver effective problem resolution and high-impact employee support.

    Karina brings deep expertise in California labor laws, workers’ compensation, benefits and leave administration, along with a strong background in recruitment, employee relations, audits, and regulatory reporting. As a trusted partner to leadership, she is committed to building efficient systems, strengthening employee engagement, and creating compliant, people-focused HR strategies that support long-term business success.

  • Heather Cook

    Contracts & Procurement Manager

    Heather Cook is a Contracts & Procurement Manager in the construction industry who is known for being a connector, problem solver, and operational backbone of her team. Since joining the company in 2021 as a Construction Coordinator, she has steadily worked her way into leadership roles, earning trust across departments through her hands on approach and ability to bring clarity to complex moving parts.

    Heather plays a key role in managing contracts, procurement, insurance compliance, and vendor relationships, supporting projects from preconstruction through close out. She thrives in fast pace environments and is recognized for her ability to anticipate needs, streamline processes, and keep both field and office teams aligned.

    With a natural ability to see the big picture while managing the details, Heather brings a balanced, thoughtful approach to operations. She is currently pursuing her bachelor’s degree in accounting, further strengthening her financial expertise and positioning herself for continued leadership growth within the construction industry.

  • Randy Fein

    Chief Financial Officer

    Randy Fein has worked in the accounting and residential construction industries for over 40 years. He obtained his CPA license in Arizona, worked as an auditor at a big 4 CPA firm for four years and then took that knowledge to his first construction related company, Del Webb in the mid-1980’s. In 1993, Randy moved his family to Northern California where he helped bring the master planned community of Sun City Roseville online.

    Since then, Randy has served as the Controller at a number of large, regional home building and subcontracting entities, among them Lewis Homes, Woodside Homes, Creative Design Interiors, Resmark Equity Partners and most recently at Marques General Engineering.

    Randy joined Production Framing in May 2025 as Controller, was promoted to Chief Financial Officer in February 2026,  and brings his years of knowledge and experience to the company. He values teamwork and camaraderie and continues to elicit eye rolls from his staff for his preponderance of dad jokes.

  • Raul Caro Jr.

    Safety Manager

    Raul Caro Jr. is a bilingual (English & Spanish) Safety Manager with over 13 years of experience in residential framing construction at Production Framing Inc. Raul began his career with the company as a laborer, gaining hands-on field experience that built a strong foundation in production framing.

    Through dedication, reliability, and leadership, he advanced to Foreman for approximately seven years, then into a Supervisor role, and now serves as Safety Manager. This progression gives Raul a unique, well-rounded understanding of jobsite operations at every level.

    Known for being safety-focused, reliable, and a strong problem-solver, Raul works closely with both employees and clients to identify hazards, implement practical safety solutions, and maintain productive, compliant job sites. His ability to communicate effectively in both English and Spanish helps bridge gaps between management and crews, strengthening teamwork and accountability.

    Raul brings a friendly yet professional leadership style and is committed to creating a safe work environment where crews feel supported and clients feel confident in project execution.

  • Ryan Crandall

    Pre-Construction & Strategic Partnerships

    Ryan Crandall is a construction leader specializing in pre-construction strategy, cost planning, and client partnership across complex residential developments. He currently leads Production Framing’s pre-construction efforts, planning and supporting the execution of more than 2,000 residential units annually across multifamily, single-family, affordable housing, and mixed-use projects throughout Northern California.

    Over the last five years, Ryan has played a key role in driving Production Framing’s strategic transition from single-family housing into one of the leading multifamily framing trades in Northern California. His leadership has helped scale the company’s multifamily platform while maintaining cost discipline, constructability, and execution reliability in increasingly complex project environments.

    Ryan oversees a dedicated pre-construction team responsible for estimating, coordination, and early project alignment. He works closely with Production Framing’s clients—which include developers, owners, builders, general contractors, and design teams—to align scope, cost, and constructability from early planning through project closeout. His approach emphasizes early collaboration, risk mitigation, and solutions that protect budgets while adding long-term value.

    With 13 years of industry experience, Ryan is known for accuracy, technical depth, and a solution-based, creative approach to pre-construction challenges. He received his construction management education and technical foundation at the University of California, Davis, which underpins his disciplined, relationship-driven approach to leadership.

    Ryan believes the most successful projects are built long before lumber is delivered—through disciplined planning, strong relationships, and teams aligned by trust and accountability.

  • Steven Bergst

    Senior Safety Manager

    Steven Bergst serves as Senior Safety Manager and Special Projects Manager at Production Framing, Inc., where he leads the development, implementation, and oversight of comprehensive safety programs while managing key operational initiatives. With 43 years in residential construction, Steven’s expertise spans field operations, safety compliance, project coordination, and team leadership. His long-standing commitment to sage, efficient, and high-quality construction supports the company’s mission across all projects. Beyond his professional work, Steve is an avid Formula 1 fan and travels the world to follow the sport.
